Sales Launched for The Residences at Mandarin Oriental in Brickell Key, Miami

Swire Properties has officially commenced sales for The Residences at Mandarin Oriental, Miami. This unique residential and hospitality destination is nestled within an island retreat just moments away from the bustling heart of Miami. Situated on Brickell Key, the development will consist of two architecturally stunning towers linked by a vast landscaped podium, boasting over 80,000 square feet of indoor and outdoor amenities. The South Tower will house The Residences at Mandarin Oriental, Miami, while The North Tower is set to become the new North American flagship Mandarin Oriental hotel, along with additional residences available for purchase. Offering unimpeded, sweeping views of Biscayne Bay and the vibrant Miami cityscape, it is set to be a jewel in the crown of Swire Properties’ portfolio of world-class properties and a defining feature of the Miami skyline. The permanent sales gallery is set to open in the summer, with further details about The North Tower, which will commence sales later this year, to be revealed. Construction is slated to start in 2025, with occupancy expected from 2029.


The South Tower, the first of the two towers to hit the market, offers several ultra-luxury homes, including a $100 million duplex penthouse that could be sold as a single residence or split into two premier homes. This unique duplex penthouse, spanning 23,000 square feet, is located at the pinnacle of The South Tower. It boasts 16,000 square feet of interior space and 7,000 square feet of private outdoor space, including one of Miami’s loftiest private infinity pools. Other residences set to hit the market include 2-bedroom homes starting at $4.9 million, 3-bedroom homes starting at $5.8 million, 4-bedroom homes starting at $10.5 million, and 5-bedroom homes starting at $17.5 million. The Residences represent the final opportunity to purchase a new home on Brickell Key. Sales are being exclusively handled by Fortune Development Sales.


The 66-story South Tower, designed by the globally acclaimed architecture firm Kohn Pedersen Fox (KPF), stands 850 feet tall. Located at the southernmost tip of Brickell Key, it offers unobstructed panoramic views of Biscayne Bay and the dynamic Miami skyline. It will feature 228 private homes ranging from two to five bedrooms that offer the ultimate luxury for residents, with interiors by renowned Parisian designer Tristan Auer. The North Tower, also designed by Kohn Pedersen Fox, is set to feature the new North American flagship Mandarin Oriental hotel with 121 keys, a signature Spa at Mandarin Oriental, and multiple intimate fine-dining and al fresco restaurants. Rising 426 feet, The North Tower will also offer an additional 66 private residences and 28 hotel residences that will commence sales later this year. The hotel and residences will feature interiors by AD100 Parisienne designer Laura Gonzalez.


The South Tower will be crowned by the extraordinary $100 million penthouse, which is being offered as a duplex residence or can be sold as two individual penthouses.
