Mandarin Oriental Miami Unveils 100K SqFt Amenity Oasis on Brickell Key

Swire Properties has unveiled the first images of the extensive amenities at The Residences at Mandarin Oriental, Miami, situated on Brickell Key. The development offers over 100,000 square feet of resort-style amenities within a lush, multi-tiered podium designed by Thai landscape firm Shma.

The Residences will feature 11 pools—the most in any new Miami development—including a wellness deck with a hot tub, cold plunge, and waterfront private cabanas. Additional amenities encompass a hammock garden, forest yoga lawn, meditative garden spaces, private tea and dining pavilions with unobstructed sunrise and sunset views, multiple chef-driven restaurants, and an indoor private dining room with a wine cellar. Recreational facilities include a multi-purpose sports court for basketball, pickleball, or padel, Mandarin Oriental’s signature spa, and a hospitality console in the main lobby offering infused water and daily provisions.

To date, The Residences have achieved $800 million in sales, averaging $100 million per month—a remarkable milestone in Miami’s competitive luxury market. Pricing averages approximately $2,500 per square foot, with multiple transactions surpassing $3,000 per square foot. Current availability starts at $4.9 million, with completion anticipated in 2030.

Designed by Kohn Pedersen Fox (KPF), The Residences at Mandarin Oriental, Miami comprises two towers. The South Tower will rise approximately 800 feet and 66 stories, featuring 228 private residences with interiors by Tristan Auer. The North Tower will rise approximately 400 feet and 43 stories, housing Mandarin Oriental’s new North American flagship hotel and 66 private residences and 28 hotel residences.

This development represents the final opportunity to own a new construction condominium on Brickell Key, culminating over four decades of Swire Properties' development on the exclusive island.
