14 ROC in Downtown Miami Nears Groundbreaking Amid Strong Sales

The 14 ROC condominium project, a 32-story residential tower planned for Downtown Miami's Arts & Entertainment District, is progressing toward construction following the conversion of 20% of its unit reservations into contracts. Located at 125 NE 14th Street, near the Adrienne Arsht Performing Arts Center, 14 ROC is designed by RSP Architects, with interiors by March and White Design and landscaping by Urban Robot Associates. The tower will house 283 condominiums, ranging from 410 to 951 square feet, and is scheduled for completion in 2027.

The development offers over 25,000 square feet of amenities across two floors and the rooftop. Features include a rooftop pool with views of Biscayne Bay and the Miami skyline, a bar and grill on the fifth-floor deck, a coworking lounge, private meeting and event rooms, a state-of-the-art fitness center, private workout studios, a yoga lounge with terrace, locker rooms with steam room, sauna, and experience shower, a karaoke room, table games and poker room, and a theatre room.

14 ROC allows owners to reside in their units or rent them out without restrictions, catering to both residents and investors. Construction is expected to begin in spring 2025, with completion anticipated in 2027.
