District 225 Nears Completion in Downtown Miami

Construction is progressing steadily at District 225, a 37-story residential tower located at 225 North Miami Avenue in Downtown Miami. Developed by Related Group in partnership with ROVR Development and BH Group, and designed by Sieger Suarez Architects with interiors by Meshberg Group, the 394-foot-tall building is entering its final construction phases. Craft Construction Company LLC serves as the general contractor.

The tower presents a modern profile with a streamlined, curvilinear form. Its reinforced concrete shell is clad in white stucco, accented by horizontal bands of dark-tinted glazing and black framing. The wide, subtly rounded elevations face east and west, while the narrower, flat elevations define the north and south sides. The absence of balconies contributes to the building's clean silhouette, with its curving form and striped horizontal window bands establishing the dominant visual language.

Recent observations indicate significant exterior progress, including the removal of the construction hoist and ongoing detailing at the crown. A partially recessed top-floor structure—intended to house rooftop amenities such as a landscaped pool deck and turf areas—is now clearly visible from above, with work still underway. The building’s clean lines and contrasting finishes have become fully apparent as the final cladding approaches completion.

At street level, construction continues on the exterior of the building’s retail spaces and residential lobby. Fencing and scaffolding remain in place as crews focus on cladding installation and completing architectural finishes along the street frontage. Exposed openings in the concrete shell indicate where future glazing and storefront systems will be fitted.

District 225 will offer 343 fully furnished studio, one-bedroom, and two-bedroom residences. Units are designed to support short-term rentals, with flexible ownership and management options appealing to both investors and end-users. Residences are delivered turnkey, featuring modern finishes, built-in smart home features, and contemporary furnishings curated for functionality and comfort.

Residents will have access to a comprehensive amenities package, including a rooftop pool deck with sweeping views over Downtown Miami, a state-of-the-art fitness center, an indoor basketball court, a rock-climbing wall, and a full-floor co-working lounge. Additional features include integrated smart access systems, concierge services, and dedicated storage areas, all designed to cater to the needs of modern urban dwellers and short-term rental guests alike.
