One Twenty Brickell Residences Breaks Ground

May 23, 2025

One Twenty Brickell Residences has officially broken ground at 120 SW 8th Street in Miami’s Brickell district, marking the start of construction on a landmark two-tower mixed-use development. The first tower will rise 34 stories and deliver 266 condominiums, each paired with a private office suite accessed via dedicated elevators, alongside more than 60,000 square feet of shared amenities including a sky bar, spa, plunge pools, conference rooms, workspaces, fitness facilities, and multiple pool decks.

The second tower, built on a shared podium, will add 537 multifamily apartments managed by Sentral, offer over 10,000 square feet of ground-floor retail, and accommodate 606 vehicles within its parking structure. Sieger Suarez Architects designed both towers, while Juneau Construction Company leads construction work with a structural shell by L&R Structural and concrete pours by US American Concrete. The development is from Brickell’s MetroMover and Metrorail stations and ensures seamless regional access to Coral Gables, Coconut Grove, Downtown Miami, and Brightline’s high-speed rail.

Construction financing of $413 million was secured from Ares Real Estate and Monarch Alternative Capital, enabling simultaneous progress on condominiums, rentals, retail, and parking components. The project will add a total of 803 residences to the Brickell skyline, redefining modern urban living by blending luxury homes, dedicated office suites, and vibrant street-level retail into one cohesive community. Full completion is scheduled for 2028.
