Construction has fully recommenced on Tula Residences, the 21-story waterfront condominium at 7918 West Drive in North Bay Village, with closings slated to begin in 2026. After a hiatus following lien and legal disputes, the project has been revitalized under Bayshore Grove Capital, led by veteran developer Vivian Dimond, with Pacific & Orient Properties remaining a financial partner.
The tower will deliver 54 two- to five-bedroom residences—all featuring expansive private terraces and panoramic views of Biscayne Bay—with six penthouses showcasing multiple outdoor entertaining areas unprecedented in North Bay Village. Floor plans have been optimized under the new leadership, and two-bedroom units will start at $1.995 million, three-bedroom homes at $2.995 million, and five-bedroom penthouses at $5.995 million.
Designed by Miami firm M77R (“Matter”), the sculptural tower draws on island-inspired geometry, while interiors by SFD (Shannon Farrell Design) incorporate natural materials and tranquil palettes to reflect the waterfront setting. The building’s restart follows city approval of updated layouts, including a relocated lobby now on the first floor and enhanced wellness-focused amenities.
Perfectly positioned between Miami and Miami Beach on a trio of islands, North Bay Village spans 525 acres and offers sweeping skyline and bay vistas. As new hotels, retail, and offices rise in the vicinity, Tula Residences is poised to be the first completed condominium in the area in over a decade, setting a new benchmark for luxury waterfront living
