Construction is officially underway on Andare Residences, a 46-story luxury condominium tower rising at 521 East Las Olas Boulevard in Fort Lauderdale. Once completed, the high-rise will stand over 540 feet tall, marking the first new residential tower on Las Olas Boulevard in nearly two decades. Delivery is expected in 2027.
Located on a 0.65-acre site, the project will feature 163 condominium residences ranging from 1,800 to over 4,300 square feet. Floor plans include two- to five-bedroom layouts, with residences offering open-concept interiors, floor-to-ceiling windows, and wraparound balconies with views of the New River and Atlantic Ocean. Other interior features include Italian cabinetry, Sub-Zero and Wolf appliances, spa-inspired bathrooms, and integrated smart home systems.
The building’s sculptural architecture takes inspiration from Fort Lauderdale’s maritime heritage, with an undulating glass façade and a dramatic 36-foot arched entryway that will connect directly to the adjacent Tunnel Top Park. Ground-floor commercial space will span 6,000 square feet and is set to become home to a new restaurant concept.
Andare Residences will offer over 35,000 square feet of amenities across three levels. The 10th floor will include a wellness suite with a fitness center, pickleball court, massage rooms, sauna, steam room, and cold and hot plunge pools. The 11th floor will house private dining areas, a catering kitchen, a club lounge with bar, business suites, and a sports lounge. Rooftop amenities include two pools, a hot tub, private cabanas, a sun deck, and full food and beverage service.
Situated just two miles from Las Olas Beach and adjacent to the Riverwalk expansion, the development offers direct access to the Shops of Las Olas and Fort Lauderdale’s cultural, retail, and dining destinations.
