Okan Tower in Downtown Miami Secures Master Construction Permit

August 4, 2025

The City of Miami has granted the master construction permit for Okan Tower, clearing the way for full-scale interior fit-out and mechanical system installation, including plumbing, HVAC, electrical, elevators, and life-safety systems, at the 70-story mixed-use development located at 555 North Miami Avenue.

Developed and built by Okan Group’s in-house team, the tower will soar to 902 feet, ranking among Miami’s tallest structures. It will feature the Hilton Miami Bayfront Hotel on floors 14 through 30, constructed to five-star standards; its structural shell is complete, and interior finishes are now underway.

Vertical construction has progressed to the 30th floor, with formwork advancing through the hotel mezzanine. At a pace of roughly one floor per week, the team anticipates reaching the 50th floor by late 2025, topping off in 2026, and welcoming hotel and residential occupants in 2027.

Designed by Behar Font & Partners, Okan Tower’s gently tapering, tulip-inspired silhouette pays homage to the developer’s Turkish heritage. The rooftop will be crowned with an iconic pool deck.

Upon completion, Okan Tower will encompass:

236 condo-hotel units managed by Hilton Hotels & Resorts®

163 Sky Residences

Nearly 68,000 sq ft of Class A office space

Over 80,000 sq ft of amenity areas (all structurally complete except the rooftop pool)

The master permit consolidates multiple approvals into a single authorization, marking the shift from structural milestones to the realization of guest experiences and residential life.

“With this permit in hand, we now have the green light to complete every element of the building,” said Bekir Okan, Chairman of Okan Group. “It’s a defining step that moves us from structure to experience—bringing to life the Hilton hotel, luxury residences, office space, and amenities that will make Okan Tower a destination in itself.”

Positioned at the nexus of culture, commerce, and entertainment, Okan Tower will introduce a new hospitality and residential landmark to Downtown Miami as demand for urban hotel and condo-hotel products continues to accelerate.
