Demolition is officially underway at the site of 14 ROC, a 32-story residential tower planned for 125 NE 14th Street in Miami’s Arts & Entertainment District. Developed by GFO Investments, the project recently received its total demolition permit, with a full construction permit currently in progress. Once complete, the tower will rise 395 feet, with RSP Architects leading the design and interiors by MAWD | March and White Design. Urban Robot Associates is behind the landscape architecture.
Designed for flexible ownership and short-term rentals, 14 ROC will deliver 283 fully furnished condominiums, catering to both end-users and investors. Residences will range from studios to two bedrooms (417–951 SF), all with 10-foot ceilings, floor-to-ceiling sliding glass doors, and private balconies. Units will be delivered turnkey, with curated interiors by MAWD. Pricing starts around $569K for studios, $651K for one-bedrooms, and $973K for two-bedrooms, averaging $1,200 per square foot, according to MiamiResidential.com.
Residences will feature European-style kitchen and bath cabinetry, Monogram appliances, stone countertops and backsplashes, frameless glass showers, and deep soaking tubs. Smart wiring will provide high-speed internet and HD TV access, while energy-efficient HVAC systems enhance sustainability.
Amenities will span over 25,000 square feet across two full floors and the rooftop. Highlights include a rooftop pool with views of Biscayne Bay and the Miami skyline, a fifth-floor bar and grill terrace, a coworking lounge, a fitness center, yoga terrace, sauna, steam room, theater, poker and karaoke rooms, and a residents’ lounge with an open kitchen. Additional conveniences include a double-height lobby, 24-hour security, and high-speed elevators.
The development spans multiple parcels between NE Miami Place and NE 1st Avenue, near cultural anchors like the Adrienne Arsht Center, Brightline station, and future Underdeck Park. Located within Miami’s emerging Signature District, the site offers seamless access to public transit and downtown amenities.
14 ROC received FAA height clearance in October 2024 and finalized utility agreements shortly thereafter. Over 20% of units were converted to contracts by March 2025. Completion is expected in Q2 2028.
