Construction is steadily progressing at the Waldorf Astoria Hotel & Residences, a landmark 100-story supertall tower under development at 300 Biscayne Boulevard in Downtown Miami. Developed by Property Markets Group (PMG) and Greybrook Realty Partners, in partnership with Mohari Hospitality, S2 Development, and Hilton, the project has now reached level 36, surpassing one-third of its planned height of 1,049 feet. Once completed, it will become Florida’s first supertall tower and the tallest residential building south of New York City.
Designed by Sieger Suarez Architects in collaboration with Carlos Ott, the iconic tower is composed of nine stacked cubes and will feature 387 private residences and 205 hotel rooms, all managed under the Waldorf Astoria brand. Construction is currently within the fourth cube, with the superstructure now estimated between 360 and 380 feet tall. The building’s unmistakable silhouette is beginning to emerge, reinforcing its presence on the growing Miami skyline.
The curtain wall installation is also well underway. The first cube, which includes the first 10 stories, is partially clad in angled glass panels that echo the inverted taper of the building’s structural columns. In the second cube, six of ten floors are now fully glazed, revealing a sleek tint and high reflectivity, while the third cube has begun to show early signs of façade installation with glass wrapping the eastern, northern, and western elevations.
John Moriarty & Associates is leading construction as the general contractor, while BAMO oversees interior design. The project received a record-setting $668 million construction loan in 2024 from Bank OZK and Related Fund Management—the largest condo construction loan in Florida’s history. To secure the funding, developers implemented non-disturbance agreements and secured $40 million in insurance coverage.
The residential offering includes 360 one- to four-bedroom units, more than 90% of which are sold. Remaining residences start at $3.2 million, with the penthouse listed at $50 million. According to PMG Managing Partner Ryan Shear, sales surpassed expectations, with over half of the units sold before the 2022 groundbreaking.
The Waldorf Astoria Hotel & Residences is scheduled to top off by late 2026, with completion expected in early 2028. Once finished, it will stand as a defining icon on the Miami skyline, elevating the standard of ultra-luxury living in the heart of the city.
