The Delmore Secures Foundation Permit in Surfside

The Town of Surfside has officially granted the foundation permit for The Delmore, a 12-story oceanfront condominium designed by Zaha Hadid Architects and developed by DAMAC International. Located at 8777 Collins Avenue, the project now advances to its next construction phase.

Deep-soil mixing (DSM) is actively underway, forming a watertight barrier around the basement. Led by Keller North America, the work is already over one-third complete and will wrap up this fall. Foundation piling—extending more than 100 feet below ground—will follow, with vertical construction expected to begin in Q3 2026. So far, DAMAC has invested over $25 million in construction activity.

Set along 200 feet of prime Surfside beachfront, The Delmore will offer 37 full- and half-floor residences, averaging 7,000+ square feet. Homes start at $15 million, with four- to five-bedroom layouts and no more than two units per floor per wing. 

“Despite the current market slowdown, we’re moving full speed ahead,” said Jeffery Rossely, Senior VP of Development at DAMAC. “As Jorge Pérez once said: When the roller coaster goes down, the next up has always been higher.”

The Delmore will deliver over 55,000 square feet of luxury amenities, including a rooftop deck with skyline views, a 75-foot indoor lap pool, meditation garden, fitness center, wellness suite, and a Michelin-starred restaurant exclusively for residents.

Expected to complete in 2029, The Delmore is being positioned as a national benchmark for oceanfront residential development, powered by cutting-edge technology and architectural innovation.
