A new luxury high-rise is set to redefine the skyline of North Miami Beach as The William, a 26-story residential tower, prepares for a mid-2026 groundbreaking. Developed by Blue Road and Ilia Development Group, the project will deliver 374 condominiums ranging from studios to three-bedroom layouts, with floor plans between 550 and 1,410 square feet. Pricing begins around $380,000 for the smaller residences, while larger corner homes and penthouses will exceed $1 million, making The William an accessible yet upscale addition to Miami-Dade’s luxury market.
The tower will be designed by world-renowned architect Carlos Ott, in partnership with Behar Font & Partners, with interiors curated by Urban Root. The design vision combines sleek modern architecture with functional, resort-inspired living. Residents will enjoy more than 40,000 square feet of amenities, including a resort-style pool deck, fitness and wellness center, pet spa, children’s play areas, co-working lounges, and an on-site café. Expansive terraces and floor-to-ceiling windows are planned to maximize natural light and capture sweeping views of North Miami Beach and Biscayne Bay.
Strategically located at 2040 NE 163rd Street, The William places future residents at the heart of a rapidly evolving district. The site is just minutes from Oleta River State Park, South Florida’s largest urban park, offering kayaking, biking, and nature trails. It is also a short drive from Sunny Isles Beach, Aventura Mall, and Hard Rock Stadium, making it a prime location for both leisure and connectivity. The developers purchased the 1.1-acre site in 2022 for $7.5 million, with the existing medical office building scheduled for demolition prior to vertical construction.
With construction expected to take three years, delivery is slated for summer 2029, bringing to market a new lifestyle-focused community that blends urban convenience with coastal access. Positioned within one of Miami-Dade County’s most diverse and dynamic neighborhoods, The William is set to become a landmark address in North Miami Beach’s next wave of residential growth.
