Arbor Residences in Coconut Grove Achieves TCO

April 28, 2026

Arbor Residences, the 45-unit boutique condominium located in the heart of Coconut Grove, has officially reached its most significant construction milestone by achieving a Temporary Certificate of Occupancy (TCO). This achievement comes as sales for the project have surpassed the 70% mark, signaling strong market demand for intimate, high-design residential options in one of Miami's most historic neighborhoods. The project, which was revived from foreclosure in 2023 by the late Isaac Kodsi and his firm, Ark Capital Group, is now transitioning into its final phase as resident move-ins are slated to begin in early spring 2026.

The completion of Arbor Residences is deeply intertwined with the legacy of the Kodsi family. Isaac Kodsi, a longtime Coconut Grove resident and founder of Ark Capital Group, stepped in to restart the stalled project, returning original deposits and restoring momentum through his deep commitment to the neighborhood. Following his unexpected passing in August 2025, leadership transitioned to his daughter, Camilla Kodsi. Having grown up in the Grove and worked alongside her father throughout the development process, Camilla has navigated the final inspections and completion, carrying forward both the vision for Arbor and her father's broader impact on Miami's real estate landscape.

Designed by Behar & Font, Arbor Residences features a refined aesthetic that mirrors the lush, tree-lined character of Coconut Grove. The 45 homes are characterized by high ceilings, floor-to-ceiling windows, and natural wood finishes, equipped with premium Bosch appliances. Amenities include a rooftop terrace, a pool deck, a fitness center, and a 24-hour concierge. Located steps from CocoWalk and the neighborhood's vibrant dining scene, the development offers a walkable, urban oasis. Available inventory, represented by Sandra Masis of Cervera Real Estate, currently starts at $1.7 million, featuring two-bedroom-plus-den and three-bedroom configurations.
